Robinsons Land Corporation (RLC), the real estate arm of the Gokongwei group, will soon have over 500,000 square meters of leased office spaces once it completes a twin tower office project in Bridgetowne, Quezon City (QC).
According to RLC Office Buildings Division general manager Faraday Go, they are ramping up construction as office space take up continues to remain very strong, particularly for BPO and office space leasing.
The latest project, Exxa and Zeta Towers, will be identical 20-story buildings connected by a commercial podium with retail, dining and service outlets at the first two levels. The second floor of the podium will have a direct link to Tera Tower, the recently completed office building inside the Bridgetowne development.
“We are adding more commercial space so that our tenants will have more retail, service and dining options,” said Go noting that there will also be shops offering various services like spa, clinics, banks, and travel agencies.
Tera tower which is located right beside the upcoming office building development also has about 1,000 square meters of retail space at the ground floor with shops and restaurants. It also has non-food shops at the ground floor such as Robinsons Bank and BDO Unibank.
Go said that, aside from the groundbreaking for Exxa and Zeta, RLC is also slated to open office spaces in Cebu, Naga and Ilocos, with the three projects having a total gross leasable area of 26,000 square meters.
Exxa and Zeta will each have approximately 35,000 square meters of leasable office space for a total gross area of 70,000 square meters. The two-level retail component will add about 4,000 square meters of leasable space.
“The project will be developed in two phases, with the first phase comprising the first five levels which includes the commercial podium as well as basement and podium parking. The first phase of the development also includes the Exxa tower with 14 office floors on top of the podium retail and parking,” said Go.
The second phase of the development is the construction of Zeta tower, which will be built on top of the retail and parking podiums right next to Exxa Tower.
Exxa is targeted for completion in the second half of 2017 while Zeta will be completed by 2018. With the completion of the two towers, RLC will have a total of 510,000 square meters of office space nationwide by 2017.
Go noted that demand for office space in Bridgetowne is very strong. Bridgetowne’s location along C-5 and Ortigas Avenue places it in a very accessible and progressive environment for business. He said tenants find RLC offices very attractive and offer great value as they are already complete with lighting, acoustic boards, VRF air-conditioning, and other necessities so that locators can easily do their fit-out and start operations.
Go said tenants also appreciate RLC’s office buildings which are PEZA registered, have large floor plates, high-speed elevators, 100 percent back-up power, 24/7 reliable security and fire protection systems, as well as multiple telecom providers. “We are attracting a lot of new and existing tenants to expand in our office buildings. Being new, they will eventually need to expand – providing RLC with a strong growth driver as we endeavor to provide them with all the space they need, while existing tenants continue to expand with us reflecting their confidence and satisfaction in our developments,” said Go.
